Planning permission is one of the parts of self-build that tends to worry people most before they start. Once you know how the process actually works, though, it’s a lot less scary than it looks on paper.
We’ve been helping self-builders across Scotland for over 40 years, so we thought it was worth putting together a clear, no-jargon guide to how planning actually works here.
The two approvals you’ll need
Building your own home means getting two separate approvals sorted before work starts:
- Planning permission — permission from your local council to build on the land.
- A building warrant — a technical sign-off confirming the building itself is safe, sound and energy-efficient.
Two different processes, both essential, both needed before you’re on site.
How planning permission works in Scotland
Full Planning Permission
Most self-builders apply for full planning permission. This covers the detail — design, materials, layout — all in one go.
Planning Permission in Principle (PPP)
If you’d rather establish that a house is acceptable on your plot before committing to detailed drawings, PPP lets you do that first and work up the detail afterwards.
Permitted Development
Not everything needs planning permission. Minor works that don’t affect the surrounding area may fall under permitted development instead.
Pre-Application Advice
Most councils offer this, and it’s worth using. A quick conversation with a planning officer before you submit can save weeks of back-and-forth later.
The Self-Build Register
Scottish councils are required to keep a register of people hoping to build their own home locally, and factor that demand into future housing land. It costs nothing to sign up, and it helps build the case for more self-build plots in your area.Â
Let us take this off your plate
You don’t have to navigate any of this alone. As part of our design service, we handle getting you through both planning permission and your building warrant.
We do this because we know how much pressure the planning stage adds to an already big project, and it’s an area where four decades of experience with Scottish planning departments makes a real difference.
Ready to get started?
Once planning permission and your building warrant are in hand, you’re in the perfect spot to start looking at your timber frame kit in detail — panel layouts, insulation options, and everything else that turns approved drawings into a home.
Whether you’re still waiting on a decision or already holding approved plans, we’d love to hear about your project.
